Behind the numbers

How this calculator works

The ranges come from the same pricing tables Sebastian uses to bid real jobs — updated as material and labor costs move. Here's what happens behind each step.

Your ZIP sets the local build rate

Every ZIP we serve in Washington, Idaho, Montana, and Arizona maps to a pricing tier — Eastside premium, Puget Sound standard, Treasure Valley, Phoenix metro, and so on. Each tier carries a real local build rate per square foot for a standard-finish custom home on a flat lot, so a kitchen in Bellevue and the same kitchen in Boise come back with different, honest numbers.

Two pricing models

Whole-structure work — new construction, additions, ADUs, garages and shops, full remodels, basement finishing — is priced per square foot against that local rate, with a size factor because small structures cost more per foot than large ones. Everything else (kitchens, baths, roofing, siding, windows, decks, hardscape, walls, pools, mechanical) starts from a base dollar range at standard finish and is scaled to your market.

Finish level and complexity

Standard, Premium, and Luxury finishes and the site or scope questions you answer are multipliers on that base. Sloped lots, moved plumbing, structural work, and second stories cost more, and the calculator says so instead of hiding it.

What it is — and isn't

The result is a planning-level range, not a bid. It excludes land, design and permit fees, utility connections, and unusual soils. Sebastian confirms the number at your free advice visit, with a firm line-itemed estimate after we measure and design.
