What we build in Federal Way
- New Construction
Ground-up homes on infill and replacement lots across South King County, with the survey, structural engineering, Washington State Energy Code compliance and city submittal all produced in our Federal Way shop.
- Additions & Renovations
Second-story additions and bump-outs are a natural fit for the 1960s–1980s split-levels, ramblers and tri-levels that make up most of Federal Way's housing stock.
- Kitchen & Bathroom Remodels
The most-requested project in Twin Lakes and across the city — our own crew runs the plumbing rough-in, electrical, tile and cabinetry, with a complimentary 3D model before demolition.
- ADUs & Garages
Detached ADUs are now allowed on most Federal Way lots under Washington's updated middle-housing rules; we design, permit and build them as one package.
- Roofing, Siding, Windows
Forty inches of rain a year means rain-screen siding, properly flashed windows and roofing installed as one watertight system.
- HVAC, Plumbing, Electrical
Heat pumps and tight, well-insulated envelopes are required on new construction under the Washington State Energy Code, and we self-perform the mechanical work rather than brokering it out.
- Pavers & Concrete
Driveways, walkways and patios poured for King County's 12-inch frost depth and Puget Sound rain, with base prep and drainage that keep slabs from heaving.
- Adult Family Home Specifications & Modifications
Accessible bathrooms, widened doorways, ramps and fire-safety upgrades built to Washington DSHS Adult Family Home licensing requirements.
Permits and codes in Federal Way
Federal Way building permits run through the City's Community Development Department. Addresses in the unincorporated pockets around Lakeland and Star Lake fall under King County instead, and the two jurisdictions have different submittal checklists, fee schedules and inspection scheduling. Because our headquarters is here, we submit, track and pick up permits in person and keep the inspector's schedule and ours on the same calendar.
The codes in force are the Washington State Building Code and the Washington State Energy Code, which drive the insulation, air-sealing and heat-pump requirements on new construction and on larger additions. Seismic hold-downs on every framed wall, 12-inch frost-depth footings and flashing and drainage details sized for 40 inches of annual rain are the structural and envelope items an inspector will look for on a Federal Way job. Our in-house engineering and permitting team produces the plans and stamps the structural work, so nothing stalls between a designer and a builder.
Building in Federal Way: what to know
Federal Way permits run through the City's Community Development Department, with King County handling anything outside city limits in unincorporated pockets around Lakeland and Star Lake. Because our headquarters sits here, our crew is on site in minutes, and we submit, track, and pick up permits in person. Most of the housing stock dates from the 1960s through the 1980s — split-levels, ramblers, and tri-levels that make excellent candidates for kitchen and bath remodels, second-story additions, and detached ADUs now allowed under Washington's updated middle-housing rules.
The Puget Sound climate decides how we build: 40 inches of rain a year means rain-screen siding details, properly flashed windows, and drainage that moves water away from the foundation. Expect standard King County frost depth of 12 inches, seismic hold-downs on every framed wall, and Washington State Energy Code insulation and heat-pump requirements on new construction. We handle all of it in-house, from the excavation to the final inspection.

We also run jobs from here to Seattle, the Bellevue Eastside and Snohomish County, and across the water to Port Orchard and the Kitsap Peninsula.
