Privacy Policy

Who we are

ID-Builder Construction LLC (“ID Builder,” “we,” “us”), 36058 21st Lane South, Federal Way, WA 98003. We build custom homes, additions, remodels and outdoor projects in Washington, Idaho, Montana and Arizona. This policy explains, in plain English, what information this website collects, why, and what you can do about it.

What we collect

Most of what we hold, you typed in yourself. We also collect a small amount automatically to keep the site running and safe.

• Contact, estimate and Design Studio forms: your name, phone, email, project address or ZIP, the kind of project, budget range, and any notes you add.
• Design Studio uploads: photos of your space, the address you type for a lot lookup, and the choices you make in the tool (sizes, materials, finish level).
• Trade-partner bid requests and job applications: company name, contact details, and the files you attach (plans, resumes, licenses).
• Automatically: your IP address, browser type and the pages you request, kept in short-lived server logs so we can rate-limit abuse and fix errors. Analytics cookies only after you accept them (see Cookies).

How we use it

We use your information to answer you, prepare the estimate or design you asked for, schedule a free site visit, and run the project if we work together. It also lets us send the PDF and share link you requested and alert our team when a new inquiry arrives.

We do not sell your personal information, and we do not hand it to advertisers or list brokers.

Estimate calculator

The calculator may ask a free IP-location service for your approximate ZIP code so the first screen is pre-filled. That guess stays in your browser and is not stored by us unless you send the estimate. Ranges you generate are kept only in your browser session until you submit the form.

Design Studio photos & addresses

When you type an address, we look up public county parcel records and public elevation data to size the lot and the sun study. We cache the public parcel shape for about 30 days; the address itself is not saved to an inquiry unless you send your design.

Photos you upload are stored privately under a browser session id, re-encoded to a web-size JPEG, and stripped of embedded camera and location data (EXIF/GPS). They are deleted automatically after 30 days unless you send your design, in which case they stay attached to your inquiry.

• AI features: to pre-set sliders from your photos and to render an optional concept image, your photos are sent to AI providers (OpenAI and Google) under our account. Concept images are labeled “AI concept — not a design.”
• We do not use your photos to train models, and we do not publish them without your written permission.
• You can remove any photo from the studio at any time before you send it; removal purges the file from storage.

Cookies & analytics

We use Google Analytics 4 to understand which pages help visitors. The Google tag is present on every page in consent mode, which means it sets no cookies and stores no identifiers until you press Accept in our cookie banner; Decline keeps the site fully functional without them. Your choice, the estimate you are working on, and your Design Studio session id are kept in your browser’s local or session storage, which you can clear at any time in your browser settings.

Who we share it with

We share information only with providers that help us operate this site, and only what they need to do their job:

• Email delivery (Resend) for the confirmation and PDF we send you and the alert we send ourselves.
• Text-message alerts (Twilio) to our own team when a new inquiry arrives — we do not text you marketing messages.
• Hosting and private file storage for uploads and generated PDFs.
• Google (Analytics, and Maps / Places when enabled) and public government data services (county assessors, U.S. Census geocoder, USGS elevation).
• AI providers (OpenAI, Google) for the Design Studio photo features described above.
• Authorities, when the law requires it, or to protect our rights, our crew or our clients.

How long we keep it

• Inquiries and estimates: as long as we need them to follow up, and for projects we take on, as long as Washington contractor and tax rules require (generally up to seven years after completion).
• Design Studio photos: 30 days, or the life of the inquiry if you sent your design.
• Bid files and job applications: about one year, unless we are working together.
• Server logs: a few weeks.

Your choices

Email sebastian@id-builder.com or call 206-795-3616 to see, correct or delete what we hold about you; we respond within a few business days. Decline analytics in the cookie banner, or clear cookies and site data in your browser. Every marketing-style email we send has an unsubscribe link, and you can ask us to stop calling at any time.

Security

The site is served over HTTPS, uploads live in private storage that is not publicly listable, and access to inquiries is limited to the people who need it to serve you. No website can promise perfect security, but we take reasonable steps and will tell you if something goes wrong with your data.

Children

This site is for homeowners, property owners and trade professionals. It is not directed to children under 16, and we do not knowingly collect their information.

Changes

If we change how we handle information, we will update this page and the date below. Significant changes will be called out on this page for a reasonable period.
