Frequently asked questions
Straight answers to what homeowners ask us most — pricing, permits, schedule, licensing, and how our in-house crew works.
Getting started
Yes. The advice visit, the estimate, and a complimentary 3D design model are all free with no obligation. You talk to the builder who'll price and run the job — not a commissioned salesperson.
Usually the same week for an advice visit. Call 206-795-3616 and we'll find the soonest slot that works.
Our headquarters is in Federal Way, WA, with offices across Washington, Idaho, Montana, and Arizona. Sebastian holds a contractor's license in every state we operate.
Pricing & scheduling
A firm, line-itemed number tied to a written scope of work — not a vague range. If scope changes, we price the change and get your sign-off before we proceed. No change-order games.
Yes — you can pre-qualify in minutes through Acorn Finance ($1,000 to $100,000, 20+ lenders) or HFS Financial (up to $450,000, no home equity required). Checking your options uses a soft credit inquiry and won't affect your credit score. See our financing page for how it works and how larger projects are funded.
It depends on scope: a kitchen is typically 4–8 weeks on site, a custom home 8–14 months from permit to occupancy. You get a phased schedule at contract.
Design, permits & trades
No. We produce architectural plans and structural engineering in-house and carry them through city submittal and approval, so design and construction never fall out of sync.
Yes — plumbing, HVAC, electrical, concrete, cabinetry, tile, and finish work are our own crews, not brokered subs. That's how we hold one schedule and stay accountable.
Yes. A complimentary 3D model is part of every proposal so you can adjust layout and finishes before anything is demolished.
Licensing & restoration
Yes, in all four states we serve: WA Reg. IDBUICL776NZ, AZ ROC 361854, ID Reg. 2071387, MT Reg. 283101. Licensed, bonded, and insured.
Yes. For fire and water losses we document scope, match the carrier's estimate line for line, and file supplements when hidden damage appears — then rebuild to current code.
If safe, stop the source, keep people out of unstable areas, photograph everything, and call your insurer and us. Don't discard anything before it's documented.
