Palatine new construction — a modern farmhouse ID Builder Construction built in Seattle
Washington Division · Served from Federal Way HQ

General Contractor in Seattle, WA

Custom homes, additions, ADUs and remodels inside Seattle city limits — designed, engineered and permitted in-house through SDCI, and built by the same crew that runs our Federal Way headquarters.

What we build in Seattle

  • New Construction

Tear-down and rebuild on tight urban lots — our Palatine project replaced a 1950s bungalow with a 4,254-square-foot modern farmhouse, and Aurora is a 2,952-square-foot custom home — with plans, engineering and SDCI submittal produced in-house.

  • ADUs & Garages

Attached ADUs and backyard DADUs are in high demand across Seattle's older neighborhoods; we design, permit and build them as one package.

  • Additions & Renovations

Second stories, bump-outs and whole-home modernization of Seattle's older housing stock, tying new framing into old and bringing mechanical and electrical up to current code.

  • Basement Conversions

Daylight and full basements in older Seattle homes convert to bedrooms, suites, media rooms and legal ADUs once egress, moisture and ceiling height are solved.

  • Kitchen & Bathroom Remodels

Our own crew does the plumbing rough-in, electrical, tile and cabinetry, with a complimentary 3D design model before demolition.

  • Engineering & Permitting

Architectural plans and structural engineering produced in-house and carried through SDCI submittal and approval, so the project never stalls between designer and builder.

  • Roofing, Siding, Windows

Rain-screen siding, properly flashed windows and roofing installed as one system — the Puget Sound envelope fundamentals on every Seattle job.

  • HVAC, Plumbing, Electrical

Heat pumps and the Washington State Energy Code shape mechanical design on Seattle new construction; we self-perform HVAC, plumbing and electrical.

Permits and codes in Seattle

Seattle building permits go through the Seattle Department of Construction and Inspections (SDCI). Inside city limits, SDCI permitting, parking and staging constraints and design review are part of planning every project, and our in-house engineering and permitting team produces the plan set and carries it through submittal, review and inspections.

ADUs and DADUs follow Seattle's own rules on size, height and lot coverage; our guide to ADU rules by city walks through what Washington's updated middle-housing framework means here. The codes in force are the Washington State Building Code and Energy Code — seismic hold-downs, heat-pump and insulation requirements, and flashing and drainage details sized for Puget Sound rain — and tight urban lots make staging, excavation and shoring part of the plan from day one.

Building in Seattle: what to know

Much of Seattle's housing stock is older and its lots are tighter than elsewhere in the region: bungalows and mid-century homes on narrow urban parcels where staging, excavation and shoring have to be planned before the first truck arrives. That is also why demand for ADUs and backyard DADUs is so high here — the smartest square footage on a small lot is often a second unit, a finished basement or a second story rather than a wider footprint.

Our two recent Seattle builds show both ends of the work. Palatine replaced a 1950s bungalow with a 4,254-square-foot modern farmhouse on the same lot, and Aurora is a 2,952-square-foot custom home — both designed, engineered and permitted through SDCI by our in-house team and built by our own crew, which self-performs the concrete, framing, plumbing, HVAC and electrical.

Neighborhoods and nearby cities we serve

Seattle is served from our Federal Way headquarters, which puts the crew on the north and south ends of the city alike. The same team covers the Bellevue Eastside and Snohomish County to the north, with Lake Forest Park and Mercer Island among our recent job sites.

Seattle remodeling and building FAQ

It depends on the permit type and SDCI's current queue — a simple remodel permit is typically faster than a new-construction or DADU submittal, which can take several months of review. We prepare complete plan sets with the structural engineering already stamped so the review doesn't bounce back for corrections, and we track the application through inspections.

Yes — detached ADUs are allowed on most Seattle single-family lots, subject to size, height, setback and lot-coverage rules. Demand for ADUs and DADUs is high across the city's older neighborhoods, and we handle the zoning check, design, SDCI permitting and construction as one package. See our ADU rules by city guide for how the rules work.

It depends on the house, the lot and what you want. Our Palatine project is the rebuild case: a 1950s bungalow replaced by a 4,254-square-foot modern farmhouse on the same lot, which made sense because the new program didn't fit the old structure. When the bones are good, an addition or whole-home remodel usually costs less — we walk both options with you on the free advice visit.

Inside Seattle city limits, SDCI permitting, parking and staging constraints and design review put our estimate tool roughly 13% above our Puget Sound baseline; the Eastside runs higher still, and Spokane, Idaho, Montana and Arizona run below. The estimate calculator prices your ZIP in about 90 seconds, and the cost guides show typical ranges by state.
